What you receive

  • A brief describing your decision, objectives, facts, and open questions.
  • A comparison of up to two agreed scenarios, including relevant estimated tax, debt, costs, and cash consequences.
  • A written CPA memo explaining tradeoffs, assumptions, and dependencies.
  • A next-step checklist identifying responsibilities and deadlines to confirm.
  • A 60-minute review meeting and one consolidated clarification round within ten business days of delivery.

Is this the right starting point?

The base review covers one California investment property and one individual or married owner household, with direct or single-member-LLC ownership. It includes federal and California analysis of one decision and up to two agreed scenarios.

For an exchange comparison, the base review uses one conceptual replacement scenario. Partnerships, multiple properties, foreign-owner issues, development projects, records reconstruction, and urgent transactions need a separate scope assessment.

How the review works

  1. Tell us the decision and deadline. No financial documents are needed for the initial inquiry.
  2. We confirm fit and provide a written scope, fee, and schedule.
  3. After the engagement is signed, we provide secure TaxDome instructions and begin when the required records and deposit are received.
  4. We compare the agreed options and explain the written findings with you.

The base fee is $3,500: $750 for facts and records assessment, $1,500 for scenario modeling, $900 for the memo and checklist, and $350 for the meeting and clarification round. For new clients, $1,750 is due at signing and $1,750 before final delivery. The confirmed agreement controls the schedule and payment terms.

Common questions

Does this include my tax return?

No. Return preparation, amendments, and implementation filings are separately scoped.

Will you handle the exchange or closing?

No. This review supports your decision. Exchange intermediary services, legal documents, escrow, financing, and closing execution remain with the appropriate providers.

What if my basis or depreciation records are incomplete?

We identify the gap and explain what additional work is needed. Records reconstruction is quoted separately before work proceeds.

How soon can the review be completed?

We confirm availability and a delivery date after assessing the deadline and records readiness. Do not rely on an inquiry to reserve a closing deadline.

Does the review guarantee tax savings?

No. Findings depend on the facts, records, applicable law, assumptions, and actions taken.
